Before you apply for planning permission for a new or existing property in Cornwall, we’ll meet with you at your site to discuss your plans and requirements. At this meeting we’ll determine whether your development meets the criteria laid out in the following legislation:
The first thing to do is to understand whether or not you need planning permission for your project, there’s a useful tool on the Government’s Planning Portal but we are happy to advise.
If your project involves a rear, side single-storey extension or a loft conversion, you usually won’t need to apply for planning permission but Permitted Development regulations will apply.
We are happy to assist with obtaining a lawful development certificate before you proceed with the work as this will establish the legality of your project before you commit to any work.
For larger projects that require planning permission in Cornwall including new builds, renovations, conversions and extensions, we can prepare, submit and manage the application on your behalf including all CAD drawings. This process typically takes between 8-12 weeks. We will require certain documents for this which depend on the type of building work you require.
Costs will include the Council planning fee plus our fees for preparing and managing the application. We’ll provide a fixed fee quotation before the planning application begins so you are clear on costs at every stage.
After planning permission is obtained there is usually the need for building control approval for your project.
This is always given if your proposed extension or conversion meets the rules. However, failure to comply with Building Regulations could result in a heavy fine, so we’ll guide you through the process to ensure that everything is above board.
Using our years of experience working as building planning consultants, Trevaskis Design will provide the detailed drawings, specifications and building notes required for Building Control Approval. We’ll then submit them for inspection either to the relevant bodies in Cornwall.
Once they’re approved, including any required amendments, your builder can get to work – we are happy to provide recommendations. Having Building Control approved drawings gives you and your builder peace of mind knowing that the project conforms to Building Control rules and no additional costs will be imposed.
During the initial planning stages, we’ll inform you whether or not a structural engineer is necessary for the project. We can arrange this for you, or we are happy to work together with your chosen structural engineer if required.
